Sur Art. 40 paragraphs II and XVI, the below set of regulations and fines is issued.
Property managers will be required to provide a copy of these regulations to all tenants.
Quiet hours are from 10:00 pm to 8:00 am, every day
(except for New Year's Eve, the Fourth of July and Mexican Independence Day, ending
at 1:00am)
During Quiet Hours please ensure there is no loud noise that would carry outside your
immediate vicinity that could negatively impact your neighbor’s quiet enjoyment of the
property. This applies to common areas as well as patios, terraces, and rooftop
decks.
Loud noises may include talking loudly, shouting, listening to loud music, or any other noise that disturbs other persons peaceful enjoyment or disturbs their sleep.
Additionally, there is an open shaft in each unit's laundry room. Please keep the door
closed to prevent noise migration to other units.
RESPECTFUL CONDUCT
No disturbing other persons quiet enjoyment of the property. This includes, but
is not limited to, talking offensively, outdoor nudity displays, illegal use of
narcotics or other controlled substances, or any activity that puts the physical
safety of occupants or neighbors at risk.
No throwing objects from the terrace.
No sitting, standing or walking on ledges of any kind.
No Running or horseplay.
No additional guests not on the rental agreement.
HOUSEHOLD WASTE
All household waste should be placed in a plastic bag and placed in designated
receptacles located in the garage near the stairwells.
Please do not leave waste outside your unit.
PARKING
All units have assigned parking spaces. Please park vehicles in the assigned
space.
BALCONIES
Do not hang swimsuits, towels, or anything from balcony railings.
SMOKING
It is unlawful in Mexico to smoke in any outdoor public spaces. Please refrain
from smoking in any common area spaces.
POOL REGULATIONS
The Community does not have lifeguards. The use of the pools is at the risk of each
person.
1. Quiet hours for the community are from 8 PM to 10 AM. During these hours,
the pool and hot tubs are unavailable for use.
2. Running, jumping, or diving into the pool or hot tubs is prohibited.
3. Children under the age of 12 must be accompanied and by an adult at the pool patio
4. No one under the age of 12 permitted in the hot tubs.
5. Walking or running on the pool ledges is strictly prohibited.
6. Glass beverage containers or bottles are not allowed in the pool area
7.: Amplified music is prohibited outside of condo units.
8. No Yelling, screaming, pushing, or horseplay
9. Complete swimsuits are mandatory in the pool and jacuzzi.
10.Swim diapers must be worn by children under 2
10. Smoking is prohibited in all common areas.
11. Pets are not allowed in the pool or hot tubs
Enforcement of Pool Rules:
- First Violation: Written warning.
- Second Violation: $200 fine.
If Security visits to address a problem more than once, including but not limited to noise
violations, smoking in common areas, leaving trash in public areas, fines will be issued
to tenants as follows:
1. First violation: Written warning
2. Second violation: $200 US fine
3. Removal from property, with the assistance of the municipal police if necessary.
