Step off the porch and onto the sand: our four-story Folly Beach house has a fenced backyard that opens straight to the beach, so you can host a wedding weekend or family reunion without leaving home. An elevator serves every floor and the kitchen is stocked for a crowd. 5 bedrooms, 5.5 bathrooms, sleeps 16, plus a pool table game room.
The space
You`ll wake up steps from the Atlantic. Your backyard simply turns into sand, so oceanside breakfasts, low-tide exploring with the kids and beach dinners all happen without getting in a car. We built this four-story home for groups who want space, privacy and the beach as their yard.
An elevator connects all four floors, which makes it easy for grandparents, little ones and anyone with mobility needs to get around. Wide doorways and grab rails help everyone feel comfortable. The main floor is open-concept: the kitchen flows into the dining area and living room, so whoever is cooking stays part of the conversation. Gather around the gas fireplace and 60-inch TV when you want a quiet evening. Up on the top floor, the game room has a pool table, and Smart TVs with Apple TVs in every bedroom and common area keep all ages happy. Board games are here too.

Four of the five bedrooms have a private bathroom, so getting ready in the morning doesn`t turn into a line.
Kitchen & dining
You can cook for the whole crew here. You`ll find a professional gas stove, a full-size refrigerator and freezer, two dishwashers, and a stocked pantry with spices and cooking basics. Baking sheets, utensils, dishes and silverware, wine glasses, a coffee maker and coffee are all on hand, so you can skip the mid-week supply run. The dining table seats your whole group, from casual breakfasts to multi-course celebration dinners. One heads-up: the home is on septic, so there is no garbage disposal. We kindly ask that you scrape plates into the trash and dispose of waste with care.
Outdoors
The large fenced yard opens right to the beach, and it`s where celebrations happen: cocktails on the lawn, vows with the ocean behind you, reception tables under the stars. Past guests have hosted a rehearsal dinner, ceremony and reception all on-site. The fence gives parents a safe place to keep an eye on little ones playing steps from the water. There`s an outdoor dining area, an outdoor kitchen and a grill for family meals, plus several porches and balconies for sea breezes. An outdoor shower rinses off the sand, and beach essentials are provided.
The neighborhood
You`re on Folly Beach, the beach town near Charleston. Folly Beach County Park is a 10-minute walk or 2-minute drive, with a wide, family-friendly stretch of sand and seasonal lifeguards. The Folly Beach Pier is a 3-minute drive (or 25-minute walk) and a good spot for sunset-watching and fishing. Downtown Folly on Center Street is about 6-7 minutes by car, with restaurants, shops and surf rentals, including local favorites like Taco Boy and Rita`s Seaside Grille. Lighthouse Inlet Heritage Preserve is a 15-minute drive for scenic walks and views of Morris Island Lighthouse.
Good to know
- Parking: three-car garage plus driveway, room for up to 6 vehicles. There`s an EV charger power supply on-site - 110V and 220V (please bring your own charger).
- Check-in is 3 PM and check-out is before 10 AM. Entry is by smart lock, and we send your garage and door codes after you book. Luggage drop-off is available.
- Accessibility: elevator to all four floors, wide doorways and grab rails. Suite 1 on the main floor has an ADA-friendly design.
- Provided: bed linens, extra pillows and blankets, beach essentials, washer and dryer, fast WiFi (300+ Mbps), sound system, board games, crib and high chair.
- Events: weddings and celebrations are welcome for an additional $1,499 fee on top of the nightly rate. Permitting and event guidelines are in the rental agreement, and we`re glad to answer planning questions.
- House rules: we kindly ask for no smoking and no pets, to keep the home fresh for every guest.
- Long-term stays are welcome. Our local team is available 24/7 if you need anything.

QUIET HOURS.
Quiet hours begin at 10:00 PM each night and continue until sunrise. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents.
PETS
The Host does not allow pets: There are no pets allowed on the Premises. If the Guest is found to have pets on the Premises, this Agreement and any Security Deposit shall be forfeited.
SMOKING POLICY
Smoking on the Premises is prohibited. If the Guest is found to have smoked inside the Premises, this Agreement and any Security Deposit shall be forfeited.
FOLLY BEACH SHORT TERM RENTAL RULES
Guest is required to follow Folly Beach rules for short term rentals. Any violation of rules, which results in a formal violation issued to homeowner will result in a $500 fine.
ELEVATOR
must be is found in working / functioning order (minus mechanical / equipment failures). This includes improper use / improper stoppage of elevator and leaving the inner gate open (thus causing system lockout). If elevator is not found in working order, a repair fee of $175 (charged at cost) will be deducted from damage deposit.
CANCELLATION POLICY
- We follow the VRBO / AirBnb 60 day policy. HOWEVER, any credit card processing fees incurred by host will NOT be refunded to traveler.
